Signs you need a roof repair/roof inspection:

  • Light entering the home from the outside (caused by cracked and holes in the roof)

  • Damaged tiles (rotting, torn, missing or loose tiles will need replacing)
  • The age of your roof (if over 20 years it will likely need replacing)
  • Present algae, moss and mould (this can cause damage to the roof and cause it to rot)
  • Granules in guttering (pieces of roof tiles found in guttering is a sign of roof deterioration)
  • Sitting, pooling water (indicates that the roof water is not being adequately drained leading to mould and sagging)
  • Loose flashing (causes leaks)

What you need to know about roof surveys:

Since 1992, it has been a legal requirement that a building regulations application is made for any roof re-covering project.

This means, from a structural perspective, if existing roof tiles are to be replaced with heavier material, then you would need a full structural appraisal.

In cases where a structured appraisal is not performed, your property could face serious and expensive repercussions in the future. This is because, without the facts checked and the structure looked at, a new roof structure could be distorted or weakened, which would cause the external roof to sag leading to possible damage to internal members.
