Since 1992, it has been a legal requirement that a building regulations application is made for any roof re-covering project.
This means, from a structural perspective, if existing roof tiles are to be replaced with heavier material, then you would need a full structural appraisal.
In cases where a structured appraisal is not performed, your property could face serious and expensive repercussions in the future. This is because, without the facts checked and the structure looked at, a new roof structure could be distorted or weakened, which would cause the external roof to sag leading to possible damage to internal members.
